Expat housing in Rotterdam: neighbourhoods and what to expect

Rotterdam is a city of very different neighbourhoods. Green and quiet, modern and waterside, or right in the middle of it all. This is where internationals tend to feel at home, and what the rental market looks like.

Ask five internationals where to live in Rotterdam and you will get five different answers. That is a good sign: the city has a neighbourhood for almost every lifestyle. Below we describe the areas that come up most often when we help tenants, followed by a short, honest picture of the rental market.

Kralingen: green, established and close to the university

Kralingen is the neighbourhood many internationals hear about first, and for good reason. It sits east of the centre, next to the Kralingse Plas lake and its woods, and is home to Erasmus University. Expect leafy streets, stately pre-war houses and a relaxed feel, with the city centre a short bike or tram ride away. Popular with professionals, academics and families alike.

The city centre and Cool: urban living

If you want restaurants, shops, culture and the station within walking distance, the centre is the place. Areas such as Cool, the Witte de Withstraat surroundings and the Lijnbaan district offer apartments in both modern towers and renovated older buildings. Lively and practical, especially if you work in the centre or travel a lot.

Kop van Zuid and Katendrecht: modern living on the water

South of the Erasmus Bridge, the former harbour area has become one of Rotterdam’s most striking districts. Kop van Zuid is known for its architecture and waterfront apartments; Katendrecht, once a rough harbour quarter, is now a lively peninsula with restaurants and the Fenix food hall. Both are a few minutes from the centre by metro, tram or water taxi.

Hillegersberg and Blijdorp: village feel within the city

North of the centre you find a calmer Rotterdam. Hillegersberg has a village-like heart, water on all sides and plenty of family homes. Blijdorp, next to the zoo, is known for its characteristic 1930s apartment buildings and quiet streets, while still being close to the central station. Both are popular with families and anyone who values space and greenery.

Nieuwe Werk and the Scheepvaartkwartier: classic and central

West of the centre, along the river, lies one of the city’s most elegant areas. The Scheepvaartkwartier and Het Park combine grand nineteenth-century architecture with the Museumpark and the Euromast around the corner. A good fit for tenants who want a central address with a stately character.

What to expect from the rental market

A few things are useful to know before you compare neighbourhoods:

  • Regulated and free sector. Part of the Dutch rental market is regulated, with rent limits based on a points system. Most homes we offer to internationals are in the free sector, where the rent is agreed between landlord and tenant.
  • Prices follow location and finish. Rents rise the closer you get to the centre and the water, and furnished homes cost more than unfurnished ones. As a rough indication, a compact two-room apartment in Rotterdam in the free sector often starts around 1,400 to 1,600 euros per month; larger family homes sit well above that.
  • Speed matters. Good homes are rented within days. Having your documents ready and responding quickly makes a real difference. Our article on how renting in Rotterdam works explains what landlords ask for.
  • Getting around is easy. Rotterdam has an extensive metro, tram and bus network, and cycling is the default for short distances. Living a few stops outside the centre often means more space for the same budget.
